Renting and reservation conditions
1. Mediation/lease
Case in Italia - Daniela Di Bartolo Ferienhäuser acts as intermediary for vacation homes, holiday houses as well as rooms on behalf of and for the account of the respective providers of accommodation (hoteliers and/or landlords), hereinafter referred to as landlord. The seasonal prices of the respective price lists apply. The mediation takes place at these prices, free of commission for those looking for accommodation. The rental agreement is between you as the party looking for accommodation, hereinafter referred to as tenant, and the landlord for the duration of the agreed vacation period by our written acceptance (written reservation confirmation) of your signed order for our mediation (see under point 2). The tenant undertakes to treat the dwelling with care and make good any damage caused by him/her or his/her children or guests. The tenant accepts the rules pertaining to the particular house. Where pets are allowed, please refer to the price list.
2. Reservation
How and where to make a reservation. You can make your reservation very easily and conveniently by telephone, in writing, by fax, by email or in person at Case in Italia - Daniela Di Bartolo Ferienhäuser. With your application for reservation on the instruction to us as intermediary, you offer the landlord through us a binding lease agreement. This will be contracted by our acceptance on behalf of the landlord. Upon receipt of the signed instruction to us as intermediary and the deposit you will receive a signed confirmation from us with all details concerning the house, dwelling type, rental period etc. as confirmation of your reservation as well as visitors’ information. In addition, we recommend taking out travel insurance. The payment of the balance is due locally or by transfer to an account of the landlord.
3. Method of payment, incidental expenses, travel documents
Please ensure that the specified deposit is paid to our account within 7 days of the instruction to us as intermediary (see instruction to us as intermediary). The balance is to be paid either directly to the landlord or without further request into our account at the latest 30 days before the beginning of the rental period (see instruction to us as intermediary). For short-term booking (less than 6 weeks before occupation) the total rent is payable immediately as in the second case. You will not receive separate confirmation from us of this payment. Your payment receipt is considered as the receipt. For incidental charges contained in the price, please inform yourself from the current price list. (e.g. extra bed, heating etc.) and together with the deposit please pay locally directly to the landlord.
4. Withdrawal / cancellation insurance
The tenant must terminate the reservation in writing. Upon cancellation, the following cancellation charges apply:
cancellation up to 90 days before occupation 20% of the rent
cancellation up to 60 days before occupation 50% of the rent
cancellation up to 30 days before occupation 100% of the rent

We therefore recommend trip cancellation insurance! For a change of booking in the same house, we charge a fee of €30.
5. Rental period, arrival, departure
The minimum rental period for apartments and houses is 7 days, guest rooms and hotel rooms 3 days. The beginning and end of rental periods in some properties can be any day when outside the main season, but in most cases it is Saturday. Apartments can be occupied on the day of arrival from 4pm to 7pm. In the event of later arrival at short notice the landlord should be telephoned (for phone number see the trip documents). On the departure day the dwelling must be vacated by 10 o'clock for cleaning. Before departure the tenant must notify the landlord to hand back the property.
6. Information, descriptions, unforeseeable events
Information and descriptions of the destinations are given by Case in Italia - Daniela Di Bartolo Ferienhäuser - to the best of their knowledge and belief, but without guarantee, since they also use data provided by third parties (tourist offices, etc.). All information was correct at the time of entry onto the Internet site. Errors are excluded. Deviations from the description of the rented property are to be communicated to us in writing. Case in Italia - Daniela Di Bartolo Ferienhäuser can withdraw from their role in the context of their mediation activity in cases of force majeure, war, strike and similar situations, and in cases where the reserved rental property cannot be made available, has the right to offer to the tenant another comparable property or to withdraw from the reservation in the name of the landlord without notice. In that case, to the exclusion of further claims, the rent and deposit will be refunded. The assignment of claims from the intermediary to third parties, including spouses and relatives, are excluded.
7. Deficiencies and complaints
In case of deficiency, in the first instance please contact the respective landlord or hotelier immediately. He/she is your contracting party and responsible for addressing the deficiency. If no remedy is possible, then please call us. Only in that way we can mediate between you and the landlord/hotelier.
